The Federal Housing Administration (FHA) is extending the foreclosure moratorium that was set to expire April 8 for areas that were declared disaster areas due to wildfires in Los Angeles County, Calif.
According to Mortgagee Letter 2025-07, the foreclosure moratorium has been extended by 90 days, remaining in effect until July 7. It applies to all FHA Title II Single Family forward and Home Equity Conversion Mortgage programs.
This extension gives homeowners with FHA-insured mortgages in the Los Angeles County Presidentially Declared Major Disaster Areas more time to access federal, state, or local housing resources, to consult with U.S. Department of Housing and Urban Development (HUD)-certified housing counselors, or rebuild their homes.
Affected borrowers can contact their mortgage loan servicer or a HUD-approved housing counseling agency for assistance.
Those borrowers who need to rebuild can contact an FHA-approved lender about FHA’s Section 203(h) program, which provides 100 percent financing for eligible homeowners to rebuild their home or purchase a new one.
Those who want to purchase or repair a home that has been damaged by wildfires can contact an FHA-approved lender about FHA's Section 203(k) loan program, which allows the purchase or refinance of a house, as well as the costs of repair or renovation, through a single mortgage.
